Today’s trending roof style is the flat roof with or without parapets. Unfortunately many build and experience leaks after a decade or less. Today we see a lot of flat roof buildings being re-covered with galvanized sheets.
The challenge is that there are a lot of details that you often leave out in costing as you get distracted by the aesthetics of the structure. We forget to engage in what we call lifecycle cost analysis of the building. We forget that we live in the tropics and so, maintenance could cost up to 25% of the installation cost per annum! Yes, water proofing and other materials MUST be regularly changed. Bituminous felt, sealants, Aluminum flashing etc.
