1. The best time to inspect before purchase is on a rainy day (while it is raining or a few hours after) you can easily check all drainage systems and be sure they will hold up for up to 5 – 10 years.
You will also be able to access the noise level of the roof which lets you know the grade of roofing sheets used. Generally Roofing sheets should last up to 20 – 25 years.
Flat roof slabs and concrete roof gutters (like those on butterfly roofs) must be well waterproofed, the cheapest way to check this without climbing the roof is to observe the flow pattern, speeds and direction. For instance, water should not be seen flowing along the walls with roof cover except on parapet walls.
Finally, if the premises is well drained within 25 minutes of heavy rain (200-250mm) you should only have wet outdoors but no collection of water or puddles. There should be ABSOLUTELY NO wetness indoors except in courtyards or exposed zones. Your internal drains and manholes should not be clogged or overflow, and the external drainage (aka gutters) should be flowing.
